 Miriam Villani Named as One of LIBN’s Top 50 Women

Miriam VillaniMiriam Villani, a partner at Sahn Ward Coschignano & Baker, PLLC, has been named by Long Island Business News as one of Long Island’s Top 50 Women. She will be honored at a special ceremony, which will take place on October 17 from 6 p.m. to 10 p.m. at the Crest Hollow Country Club in Woodbury.

Launched in 2000, LIBN’s Top 50 program recognizes the Island’s top women professionals in business, education, government and the not-for-profit fields for their business acumen, mentoring and community involvement.

 Michele A. Pincus Joins the Firm as Partner

Michele A. PincusSahn Ward Coschignano & Baker, PLLC has announced that Michele A. Pincus has joined the firm as a partner. Ms. Pincus concentrates her practice in the areas of real estate, zoning, land use, commercial litigation, employment law and municipal law.

Ms. Pincus was previously the associate general counsel for the Long Island Power Authority (LIPA), where she provided legal support in areas such as municipal real property issues, zoning and land use, and other utility matters. She also provided oversight on litigation and internal employment matters and addressed issues affecting LIPA’s Board of Trustees.

Christian Browne Joins SWCB as a Partner

Christian BrowneChristian Browne has recently joined Sahn Ward Coschignano & Baker, PLLC the firm as a Partner. Mr. Browne concentrates his practice in the areas of commercial litigation, zoning and land use planning, and municipal law. Prior to joining the firm, he managed his own practice, The Law Office of Christian Browne, PC in Uniondale. He was also Assistant District Attorney in New York County and is a former member of the Town of Hempstead Board of Zoning Appeals.

He is admitted to practice in New York State as well as before the Southern District and the Eastern District of New York. He is also a member of the Nassau County Bar Association and a Board Member of the Nassau County Catholic Lawyers Guild.

 Hempstead Reserves Decision on
Zoning Law for Area Malls

Christian BrowneDaniel Baker of Sahn Ward Coschignano & Baker, representing the Macerich Co., the owner of the Green Acres Mall, was quoted in an article in the September 17 issue of Newsday about the Town of Hempstead reserving its decision on a proposed change in the town code to reflect a floor-area ratio of 70% for Roosevelt Field Mall and 75% for Green Acres Mall. The floor-area ratio is the ratio of a building’s floor space to the size of the property where the mall is situated.

The bill would also set the maximum building height to 75 feet and up to four stories high. It would also require 4.5 parking spaces for every 1,000 square feet of gross leasable area.

Christian BrowneThomas McKevitt Reports on Foreclosure Legislation

Thomas McKevitt’s article on the New York State Legislature’s actions on residential foreclosures was published in the September issue of The Nassau Lawyer. Mr. McKevitt, who is also the publication’s editor, reported that three bills are still pending in Albany, including one that would crack down on residential mortgage foreclosure fraud (including “robo-signing”).

Michael H. Sahn and Adam H. Koblenz co-wrote an article on land use that appeared in the September issue of The Nassau Lawyer. The article analyzes the United States Supreme Court’s recent decision in Koontz v. St. John’s River Water Management District, particularly its wide sweeping consequences for land owners, developers and local municipalities involved in the review and approval of applications for land-use permits.

Christian BrowneJohn Farrell Compares Differences in Enforcement of Non-Conforming Uses by Towns

John Farrell’s article on zoning ordinances regarding non-conforming uses was published in the September issue of The Nassau Lawyer. In his article, Mr. Farrell explained how non-conforming uses are enforced differently from town to town. He also explains that the right to continue a conforming use is protected as a constitutional right and the courts will protect the property owners’ right to maintain these uses.

Chris Coschignano Raises Funds for Wounded Warrior Project

Once again, Sahn Ward Coschignano & Baker will sponsor the Oyster Bay Town Supervisor’s 5K Run, which will take place on October 19. The event coincides with the two-day Oyster Festival. One of the firm’s partners, Chris Coschignano, is a member of the Oyster Bay Town Board. Councilman Coschignano is running in the 5K to raise funds for the Wounded Warrior Project. Please consider supporting him by donating or running/walking as a member of his team.

2013 Marcum Workplace ChallengeSahn Ward Coschignano & Baker, PLLC was one of the participating sponsors for this year’s Marcum Workplace Challenge, which took place July 30 at Jones Beach State Park.
